NBM: Chisinau housing costs more than twice its 2019 level, but prices dipped slightly
Asking prices for homes in Chisinau are more than double their 2019 level, according to the National Bank of Moldova’s financial stability report for Q2 2026. The aggregate index reached 230.5% of the 2019 benchmark: 242.6% for new-build and 222.2% for the resale market.
The first signs of cooling have appeared, though: compared with Q1, the index fell by 1.1% — by 1.7% on the resale market and 0.2% for new-build. The NBM still sees a risk of residential property overvaluation. The number of property transactions rose by 6.2% quarter on quarter and by 86.9% year on year. The capital accounts for 46.8% of the country’s housing sales, and mortgages make up 47% of property transactions in Chisinau.
What it means for you
- Buyers: the dip is small, not a correction. Resale prices eased more noticeably — it pays to compare and negotiate.
- Developers and agencies: demand is still backed by lending, but the NBM warns about overvaluation risk.
- Mortgage borrowers: budget your payment with a margin — prices remain far above where they were a few years ago.
